Selling a property? See the seller fee.

Have the contract reviewed before you sign.

$300 + GST

Fixed fee. If you go ahead with us, we take it off your purchase fee. If you do not, there is nothing more to pay.

A solicitor reads the contract for sale and the documents attached to it, then explains in plain language what you would be agreeing to. If something needs to change before you exchange, we tell you what and why.

This is the right first step if you have found a property and have a contract in hand, especially if you are buying a unit, an off-the-plan home, or vacant land.

Tell us on the form when you need advice by, and we will work to that date.

Selling? Have your contract ready before you list.

$1,500 + GST

Fixed fee for a standard residential sale, quoted in writing before we start.

We prepare the contract for sale and order the documents that go with it, so it is ready when buyers ask to see it. We then deal with the buyer's solicitor, handle exchange, and attend settlement for you.

Already have a conveyancer lined up? You are free to keep them. If you have not chosen one yet, send us the details and we will quote before any work starts.

What buying costs, and who gets paid.

Most of the surprise in a purchase comes from costs that are not in the quote. Here are the three kinds, so you can budget for all of them.

Our legal fee

Fixed, plus GST, and quoted before we start. If your purchase needs work outside a standard purchase, such as a contract that changes, we tell you the cost before we do it.

Search and settlement costs

Paid to councils, water authorities, the land registry and PEXA. We pass them on at cost. They usually come to around $500 but can be higher or lower depending on the property.

Stamp duty

A NSW Government tax based on the purchase price. It is not part of our fee. We prepare the paperwork and tell you the amount before settlement.

Questions buyers ask us.

Do I have to use you for the purchase after a contract review?

No. The review stands on its own. If you decide to go ahead with us, the review fee comes off your purchase fee.

When should I contact you?

Before you exchange contracts, and the earlier the better. Changes to a contract are far easier to negotiate before exchange than after.

What if I have already exchanged?

Contact us straight away. Cooling off and finance dates are time limited, and we can act for you from wherever you are in the process.

What is not covered by the fixed fee?

Stamp duty, and the search and settlement costs paid to third parties. Work outside a standard purchase, such as a contract that changes or a dispute, is quoted to you before we do it.

Who will be working on my purchase?

An experienced solicitor at WM Lloyd & Associates acts on your file. You deal with the firm directly, not an online platform.
